Tenants are a mixed bag and you should screen them well.

My instincts say go for mixed use with a couple of stores on the bottom and apartments above.

I talked to asset protection companies, Prime Corporate Services and Anderson Business Advisors (both have mixed reviews).

We have a mix, some in house hourly and some contract. 

Maybe mix the quotes up with direct lenders and brokers, licensed and non-licensed and see what they get.I've seen more DSCR deals made into God-awful sausage by licensed, direct lenders than I can count. 

With the move to NYC in the mix, it is probably best to find a PM you trust to handle it for you.
