I agree man,people over pay for crap they think matters and under pay for what gets results.

Lessons learned:- I really enjoy flipping a house with my own hands- I now know how to eradicate certain pests inside a property- I have gained an incredible amount of knowledge on inspecting a property to make sure it is a sound home Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Consistently thinking realistically beats the crap out of optimism and keeps your head where it needs to be.

Well, that's complete crap.

While I was planning on going to Las Vegas soon, I think my time would be better spent meeting with investors and the craps table then it would be knocking on doors and handing out gift cards.  

@Derek Carroll I definitely will vet the dry fog company and make sure the mold is prevented and eradicated.

I don't give a crap about what is fair to sellers.

Also, the agent said he couldn't tell me what amenities the HOA had until I submitted an offer (that is crap right?).

Sold at $225,000 but total profit was only around $30k after all the other crap with holding costs and financing.
