For all the awareness that has been placed on Climate Change during the entirety of Millennial's lives, they seem to have near the exact same preferences as every other generation when it comes to buying environmentally friendly homes and whether or not they would pay a premium for one.  

They are much cheaper than a central unit and still allow for zoned climate control.

Given that the current economic climate has affected all of the U.S., and as @Mike Ball mentioned, Huntsville is doing quite well in comparison, I would be surprised if Toyota would pull back only to reinvest elsewhere in the United States.

Honestly, I don’t know what in this equation will change anytime soon, but I don’t feel that riches are to be made in this real estate climate compared to other times.

Newbie investor here - We own a rental property and our tenants had to break their lease given the climate, but like you're saying if you've got a reserve cushion and can cover the expenses in a pinch - it seems you've mitigated some of the risk and thought about your exit strategies.

You can also put water sensors in the property, by the hot water heater, etc. to notify you as well.Furnace/boiler/electric baseboard heat: In warm climates, obviously this is not something you need to deal with. 

Right now I live in the suburbs of Philadelphia, but plan on moving away to a warmer climate and (hopefully) a lower cost of living area within the next 5 years. 

The Truth is all properties are at risk of flooding and there our "natural disaster experts'' believe as the climate warms we are going to see more storms and more flooding.

Us architects are actually still pretty busy, even in the current climate.
