My first tenant was an "approve" and they were bums and had to be evicted after 3 months....my best tenant was a recommend "denial" bc of credit score and they have been with me for 2 years and I couldn't ask for better tenants....so If you use SmartMove, do you own due diligence and don't just go with their recommendation.

Then I can do the OO 3-5% down on the new property, although I may still opt to put 20% down to avoid the PMI and extra monthly expense and DTI burden of the higher mortgage payment induced with a smaller down payment.Like I suggested earlier, the only way around the 20 percent down I have found thus far (and I have looked a lot) is to acquire with hard money and then refinance.
