Unbelievably we came home to this letter with an attorney drafted amendment and voting page with a deadline of two weeks from now.

If she agree then I will ask my agent to add an amendment so we can sign.  

You might have to file a Form 3115 and/or amended tax returns to correct those issues... and have to pay additional tax, interest, penalties etc.

After putting your rental contract and properties to the test, what are some amendments/addendums that y’all (Texas) have added.

FEMA is very slow once you appeal for a LOMA Letter of Map amendment which could get your property out of the flood zone that makes the lender require coverage.

You can start request for map amendment (search LOMA) to see if that could help, but newer maps are likely more accurate. 

Or should I amend the lease to add the additional charge?

It only says you can’t keep their EM if the house doesn’t appraise...nothing else.Did you Officially agree to the $220k, in a written amendment/addendum?  

If they agreed to the sale price and they signed an amendment in concordance with an inspection report within the dates and times of an inspection contingency to do the repairs, then they must fulfill that contract.
