Currently I have a traditional IRA in my Fidelity account sitting in cash that I would like to use to invest in a cre syndication or maybe a note or debt fund... but first I would need transfer funds into a self directed IRA with a company like Equity Trust.

I was wondering if you have any recommendations with help for transferring title and setting up a Wyoming llc as a holding company?

If you properly transfer the deed and know what paperwork you need, only #1 is a real threat. 

I assume the LLC will be disregarded for tax purposes and since it is only spouses who are members the transfer can be treated as not being a sale...similar to when I transfer property into/out of our trust for estate purposes.

The property is in Arizona and we don't have a property transfer tax in Arizona.

He said that transferring my properties from my name to an LLC would trigger the due on sale clause.

It's $2 for a bank transfer and 2.75% for credit/debit transaction.

Please keep in mind that all the above is what I gleaned from some classes I recently took on land trusts, and not from my having actually made such an ownership transfer.

Did you pay $41,500 Acquisition total to the previous lender and transfer the loan, assuming the risk of the missed payments and amount still owing?

Or do you buy it in one partners name, then transfer title to a partnership after?
