When I dug in a little further about his “past” I found he was arrested about 12 years ago for raping a drunk woman with a knife, and then trying to hire a hit man to kill her when she went to the police.

The local police department know this property as drug central and violent domestic disturbances on the regular.

In three months, rent has been late twice, he's refusing to pay the July late fee, police have been there three times for disturbing the peace and I'm fairly certain he's got a roommate living with him (he denies it) that isn't on the lease. 

Called the local police... useless.. as they said I can’t do any thing since I have served her court notice.

It's not so much being torn between cash flow and turnkey, but mostly the fact that I'm a police officer and there's certain areas where I don't want to be parking a police car overnight given recent events.

I live right here and in my 2 years, yes there will be police activities but where is there not?

I recently had 2 instances where I had police respond because he was harassing me, my gf that lives with me, and recently wanted to fight me.

You need to get out to see more of the country to get a general feel for the country, the people, the police/military, etc.  

I have been to many local and National REIA meetings where police who are landlords share too many stories and strongly discourage cash as an option at many levels.
