The property needs significant remodeling done ( flooring refinished, walls and ceilings patched/painted ( upstairs), drop ceiling removed and rewiring downstairs, some windows added, 2 small roofs redone in back, new bath and kitchen fixtures/cabinets( x2) and a few walls moved/removed depending on design) but the separately-metered mechanicals and main roof are newer and in good shape.

I found an REO that is a 3/2, on .27 acres, 2 stories, has a basement that can easily be finished (drywall already hung and patched), asking 45k, rehab would be about 15k-20k, and the ARV is about 95k.

An easy way to patch it for the meantime would be to go to Home Depot or Lowes and get a sample of the countertop (9.95) bring it there and cut a hole out on the countertop just slightly bigger than the burn and do the same on the sample.

The rest are debt deals which are okay but if you're going that route I've seen better returns at PeerStreet and Patch of Land.RM has a reputation of a more rigorous underwriting than others which reflects their higher fees that other platforms.
