The first one we bid on we were screwed a bit by the listing agent who sold it to another investor in the area for a lesser price than what we bid (dont think the sellers were ever shown our bid), we later saw it on the market fixed and flipped.During this time my mother was facing a difficult time paying for her home so she was going to let it forclose so we were going to purchase a home for her.

the total bill I think was 200, so at most it was 100 increase, dont really mind the money, but its the mother of the girl renting who is calling and I just dont want to get run over.

That's no different than increasing the rent on a single mother because you found out she adopted 6 kids a week after move-in.Best thing you can do is get a hold of the tenant, explain what was told to you, ask him to be straight with you, and let him know that you'll have to run background checks on the other two and they'll need to be on the lease, but other then that you guys will be good.

In my case my tenant had let the heat be cut off because of nonpayment and she had went to stay with her mother for a few days till it got warmer.

That sort of talk leave me very concerned about why you would make that leap.Now, I have seen situations where kids bought a house with a "mother in law apartment" and let mom or dad move into that.
