What to do with first property?!?!?!?

I need advice on the best way to move my first property……..My mother still owns a severely distressed property that is vacant. She owns it free and clear (maybe owes last year’s taxes) and we want to off load it. It’s going to be a complete gut job, and probably the best thing to do is to sell wholesale to be rid of it. However, we were considering rehabbing it because there could be more value in flipping it or renting it. The only problem with a rehab is that we don’t have the money needed to fund the project. Any ideas on what the best thing to do is and/or how we can acquire the money to do the rehab?
