I have great relationships with him, referring other clients, and he always shows me how to do it right way, and I already did multiple things by myself - making window screens, painting of 8 interior doors in 2 days, hardware for kitchen cabinets, replacing bathroom faucets etc.

I agree don't refund anything until well after she moved, so you can fully access the interior for your inspection.

Long story short, one of the interior pipes froze and the whole downstairs ceiling came down with the frozen pipe burst solely due to tenant’s negligence.

Much stress.Other than cleaning, we didn't do much to the property, except paint the interior and replaced electrical fixtures, which we mostly did ourselves (I'm not an electrician but youtube is awesome!).

You don't have to insure the house but you should get a cheap renters insurance to cover the interior
