We plan to have around 80 guests and are looking at wedding venues in Temecula, CA.

I still think it could be a maintenance nightmare, and I'm not sure that as a guest, I would feel it was very clean.

They are very mean to guests and not respectful to any STR owner.

Guests shot off fireworks (even though we told all guests not to). 

So far, FTF has performed as advertised and I get timely and thorough reports on status for each project with financials, progress, risk profile and photos.There is a bit more risk associated with these one-off investments, however the low entry makes that more tolerable.

Let her know that it is only for her to live in and if she has guests that stay for more than 2 days (or whatever you think is reasonable) in a 6 month period, she needs your permission....or she has to find another place to live. 

All of our guests are through Airbnb.

We received multiple offers and while we are unsatisfied with the loss of principal, we believe we received the best offer available.Explanation of the OutcomeThe percentage of loss on this project is atypical as are the circumstances that caused it.As a way of background, we rely on professional third-party inspection firms to visit each property and report on the status of the renovation.

There are other challenges that come with unqualified tenants in addition to nonpayment of rent including unauthorized guests staying in the property, broken windows, and other issues which I'll dive deeper into in a future post!  

I should be getting a slip in the upcoming weeks and would like to offer it to guests as a selling point or up-charge to the property but I wanted to ask has anyone had experience with a similar situation?
