If you don't get a response, either Carle 1) isn't interested or 2) is once again offended that someone thought he was female...in either case, you get no response.

John, I am not too familiar with the official definition of war zones, I have always assumed an area is a war zone if:(1) As I drive through it, all the passengers in the car have a sudden desire to lock their doors...(2) You wish you have a weapon with you, if not, one of those "club wheel locks" you had back in the 80s might help a little...the female passengers finger through their purse to check for their mace or pepper spray.(3) You pray your car doesn't break down, you would never stop to fill your gas tank even if your dash says your gas tank is empty.(4) You check how many bars your cell phone has, you pre-dialed "911" just stop short of pressing "CALL".If some of the above are true I call it a war zone.

I find middle to upper class are easy to fill, easy to manage (mid 20's white female) and able to fund with 20% down payments.Again this is *AREA Specific* In my current area $70,000 houses are in a "horrible" part of town that are ridden with gangs and other problems that I would not be comfortable in.

I believe the creator of the thread was a female, and it had numerous formulas and such.

Their strategy is this:If a property will pay for itself in gross rents over a 2 year time period in an area they are comfortable going in (one client is a smaller female) then they buy.

I've been told the female's credit is excellent (750+), but the male has a a short sale within the past 7 years and a bankruptcy 10 years ago.
