Considering the place is likely a full gut to the studs rehab dump, which is making them no money whatsoever the past 6 years and is costing them a large tax bill they obviously do not value the place that much if it has gone this long uninhabited.

It takes time to build relationships with building owners (property managers also often have access to premarket deals through their client network) before you start actually making deals this way, which is the main value agents bring as they have been developing these relationships with buyers and sellers for years and have junior brokers willing to cut their teeth by making thousands of these calls to generate deal flow.

@Patrick Spearman Being able to get title insurance is Much more important than the type of deed offered.I’ve bought multiple properties by Wuit Claim (which assures me of nothing) and foreclosure auction properties (no guarantees whatsoever) and got title insurance on all of them.
