So, if somebody wants to invest with you but can't share in the losses, then they aren't really investors.Once you start "pooling" funds, my understanding is it falls under SEC rules and regulations.

We actually have the option to STR on a few of our properties and decline to do so because we make more money than an LTR on our medium-term rental with a lot less work than an STR.The pros to medium-term rentals: high occupancy rate, no local regulation issues if you are 30+ days, elevated rents, more and more people are staying longer, often the midterm rental tenant pool is professional.

For example if you have a 3/2 pool home with hot tub and there are 10 comps but 6 are non pool homes, 2 are pool homes without jacuzzi and 2 with pool and hot tub you can focus more on those properties numbers than the others or the number generated from AirDNA
