Tax reasons, lower cost of living, wife is Brazilian and has friends already living in Orlando area, beaches and most cities are within a few hours drive.

@Dan KielySugar Land and Katy are family-friendly suburbs with good schools, a strong job market, and a safe environment, but have higher property taxes and commute times.

Down the road, if the borrower is in a different situation and they want to use conventional financing, the loans that they personally guaranteed will count against their 10 properties financed when a conventional underwriter pulls a drive report.

In my condo deal I did not "drive up" the value of the property with forced appreciation and therefore was not able to get my money back out of the deal, even though that deal cash flows well.

However, improvements generally need to be capitalized and depreciated over their useful life unless the amount is below $2,500, in which case you can utilize the de minimis safe harbor to deduct those costs in the current year.
