I'm not familiar with the Hawaiian STVR market but I'm concerned that your occupancy margin is too slim - if you need 50% occupancy just to break even, and only project 65%, that's not a lot of room for error.  

I am a rookie and would like to invest for cash flow.Which state should I be looking into for opportunities knowing that I am after cash flow?

Rookie mistake on my part that I should've pull all records on the house and not assume. 

In my opinion the biggest risk is that you are very new to the game, and there's a high chance you will make a bunch of rookie mistakes.

@DL Martin, since you have now worn both hats what would your words of wisdom be for a rookie like me in CA trying to get started?
