Keep in mind we have to repaint it, update the hardware and clean everything so this picture is worse then it will look.

I just rehabbed a two bedroom apartment and have a little over 5k in it but that’s new laminate floor ,full gut brand new bathroom (shower vanity toilet) new carpeting all walls repainted and all new plumbing .jacking up the slopes floor with a dozen jacks new joists and leveling the house .

He kept on asking me to repaint the bathroom because it was dirty and it was peeling.

Keep it simple, and dont let your tenants paint, as you will never get the paint to match and will be forced to repaint.
