If I were to invest out in the boonies and if something ever happened to the market (such as the only job source leaving town) or the some sort of catastrophic damage that happened to the house that the insurance didn't cover and basically render the land to the point that no one wants it, what would be the exit options.

If you are in CA, then the upcoming correction might render a fixer-upper less valuable in a few years than it would be now, unless you're looking at more of a live-in flip situation where you'd be in and out in a year or less.

Umbrella policies seem to require the underlying dwelling fire to go up to a limit of at least 300K, so using that carrier would render the umbrella policy useless.
