Would you skimp on insurance, to use an LLC?
I don't have a pressing need to know this, since I've decided to hold my one property in my own name for the time being, but I'm curious what other people think about this issue.
Most of the insurance carriers that write policies in this state that I've inquired about will not insure a property owned by an LLC (Foremost, which people here have recommended, doesn't write policies in Florida unfortunately).
I've found one carrier that will do it. However, that carrier only offers a liability policy going up to 100K for a dwelling fire policy. Umbrella policies seem to require the underlying dwelling fire to go up to a limit of at least 300K, so using that carrier would render the umbrella policy useless.
The reason I'm back to wondering about using an entity again is because more and more, the insurance companies seem to be attempting to get out of liability coverage. The ones here are now just recently excluding coverage for dogbite, and they already excluded mold and environmental liability, to my knowledge.
So my question is, if you had to choose, would you rather have an LLC'd property with a max of 100K liability insurance coverage, or a property owned in your own name with dwelling fire + umbrella policy (but of course the dwelling fire has restrictions on dogbite, etc.). To me, it seems like a choice between two bad options.
