-If it helps, I've never been to an RE meetup that supplied refreshments, and I've never expected them. 

Almost all are 2/1s with the remaining 4 units being 3/2s.Rents have been in the high 600s/low 700s for the last few refreshed units.

I have a few rentals, and one of them needs a bigger refresh than I can afford right now.

There can be a few more steps involved, such as you may have to translate your gensen-choshuhyo (assuming you're being paid by a Japanese company) and other documents for income verification.

If they stay there for 3 to 5 years expect more paint issues, (and possibly a repaint to refresh the unit that you pay for).If it were mine, and they don't mind the scrapes, I'd just leave them and see if they fall under the owners time to repaint category.If you have to turn the unit without (it's time to) repaint, then I'd have them pay at exit. 

I've found that doing 10 min of yoga a night helps me relax and calm my mind so I can sleep better and feel refreshed in the morning.

It's always very refreshing. 

Maybe do some updates if anywhere in property needs some refreshing to attract buyers.I had a deal before sitting and then relisted in January contingent with multiple offers. 

Are you replacing kitchens and baths or just refreshing them with new counter tops, vanities, etc.
