When you said "build" I thought you were talking about building a portfolio of rental properties, not physically building new properties from the ground up. 

All said, there can be numerous reasons a property is listed for an extended amount of time that have nothing to do with the physical condition of the improvements.

Have you made it down to physically see it since the past conversations concluded?

Casino sometimes offer good deals during slow season.  

I equate this to dripping with dividend paying stocks only in real estate where you physically own something other than a piece of paper.

Also, where your located, North Las Vegas is not close to any major casinos.

If he is being physically abusive you could get a restraining order.

However, what TRULY fuels my fire is seeing my dad work the night shift for the past 15 years and see how it’s robbed him of his physical and social health!
