Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

Look at the school district--the higher rated the district, the better for holding value and stickiness of tenants, plus appreciation over time.Secondly, you'll want to make sure there is a net in-migration of working and professional folks to keep the local economy perking along.Good luck, keep investing and moving forward! 

It might not cash flow in year 1 but I am sure it will in year 3-4-or 5 plus the opportunity of appreciation is way better than suburbs.I have also heard/seen similar sentiments as @Matthew McDermott mentioned where in some folks prefer the quiet life and the rural living of some of these suburbs.

They are smart and sharp folks, indicating that those annuities are worth a look.

Most folks here generally have your best interest in mind and don’t care one way or the other.

I don't have a preference for age in terms working with other folks but young can be good from an energy, optimism and having enough time to put in the extra hours when needed (usually a younger person is not going to have a spouse, 2-3 kids and a bunch of other responsibilities).
