My goal is to build up as many units as I can for an early retirement, my goal number is 100 units by the time I am 50 years old.  

No wife/kids so looking forward to putting in a hard 5 years here to build up some passive income. 

Now we need to find wholesalers and purchase and sell houses to build up a pot of cash to utilize for potential fix and flips or fix and holds for rentals.

Keep your home, rent it, save cashflow for a rainy day or to build up to invest in another property, or put the cashflow towards paying it off.  

I want to wholesale to build up Capitol and master it so that I can consistently have money for buy and hold properties.

My plan is to build up a portfolio of 8-10 rental income properties.

I would say to start small and build up.

When you're dealing with a traditional agent/seller situation, verbal offers can go a long way before ink and paper have to be involved.  

The experience and equity build-up will give you solid ground to use to make the jump to commercial (5+ units) multifamily.
