Making lots of offers, do you use a full contracts or not?
In Texas, the TREC contract is long and requires earnest money. For those of you who follow @Brandon Turnerand his advice to "make lots of offers", do you (or your agent) submit a full contract and earnest money check and option fee every time, or can you get your offers taken seriously using an offer sheet and proof of funds?

It will sure depend on who your submitting offers to and if you're using a realtor. If using a realtor, they have to use the promulgated state forms. Im a investor minded Texas broker so I use the state forms. But sometimes when buying properties, I use 1-2 pager. There are multiple offer programs out there that have forms to fill out and submit to sellers or seller reps. I just dont know them. Good luck.
