A lot of self employed property managers I know come from 2 paths, either they worked in property management under another company, gained experience, and left to do their own thing.or they had their own property and learned on the fly until they were big enough to start taking on 3rd party stuff. 

This is the equivalent of me buying a tape measure and hammer and calling myself a contractor, and then charging ourlandishly low prices to build stuff.

So I suggest reading all of his free stuff first (if he has any) then read another gurus free stuff, and read all of Biggerpockets free stuff along with BPs free advice.

So leave the sensitive stuff for later (if ever—it’s not customary to provide that stuff in equity transactions and your debt folks are going to want current stuff or to run it themselves).Since you have experience, flaunt it.

(Sorry if this offends people)People try all this fancy stuff for anonymity and then sign a mortgage with the LLC and guess who signs it - you….Let’s spend all this $ to hide myself and you don’t realize the process or that your info is public

They have gotten so comfortable with us that sometimes we have to ask them to please bill us for stuff they should have invoiced weeks or months ago.

Sounds like you are doing it right - same thing we tend to buy, the ugly stuff. 

The advice give in normally very board, mainly because we don't know you personally and you need to keep you personnel stuff personal.  

Clint Coons from Anderson has great stuff that he puts out on youtube and social media.Anderson Advisors recommended doing an umbrella LLC structure if you're setting up multiple properties, especially in different states.
