This is a vibrant and caring community and you will find lots of advice and friendships here.One thing I was wondering is what you mean by "invest."

But I am willing to do any kind of work just so I can develop friendships with some local active real state investors here, in the Phx valley. 

I love the passive income and being able to live a lifestyle I want, I also really enjoy renovating.So I've worked on putting my team together, I believe there are three parts to making up a good real estate team.1) Investors2) Maintenance / Property Managers3) BorrowersRight now, I really fall into the first category, my best friend is quickly becoming very good at doing renovations, taking courses to learn all the rules of the Landlord Tenant Act, courses on building bylaws, and watching pocket fives podcast to not make the same mistakes I did at first and many others have.I'm just looking to soak in all the knowledge I can on these forums and hopefully build some good friendships with the community.Cheers,Glenn

Last thing: I feel it's important to mention that I've benefited significantly from cultivating professional relationships and friendships relationships with male investors and mentors, especially YOU, J, and also @Brian Burke.

I declined in a polite way, because the deals, the mentorship, friendship, and expertise I'd gotten from my agent over the previous 5 years was worth far more than $10,000 in my pocket now. 

We thought for sure our friendship, partnership, and future in RE was in jeopardy.

There are many partnerships that are made for the wrong reasons, such as friendship (LOL...no more comment on that one), relatives, fear, etc... 

Please educate me on any of the above and let's build a friendship.

Second, it is difficult to put a price tag on it; I made a few close friendships and good contacts by being in the community and they have helped me to invest.

He broke the rental agreement on more than one occasion and abused our friendship (to an extent) to move out early.
