Appearance Review is required for ACD's, wherein ACD structures shall have the same exterior finish as the principal structure locatedon the same lot and shall incorporate at least two similar architectural details found on such principal structure into their design.

However, when the appraiser, whom BofA hired, came to my house, he submitted the report to my Lending Officer at BofA that I needed to re-paint and fix some of the damages on the exterior of my house before I could qualify for the loan. 

I am planning to utilize hard money to roll in $200k (plus the remainder to purchase it) to completely revamp the exterior of all units and renovate 9 of them.

The township seems to be "on board" with adding that 3rd residential unit, but the project needs a significant amount of capital (exterior work) to get the building up to acceptable standards.

Usually there are some hallway or exterior lights with a 4-plex.If the rest of you numbers are right, this could definitely be a winner.

It is also good to ask the HOA how they handle big ticket items (roof, etc...) sometimes they will charge an additional amount for replacing these.Maintenance will generally be less since you don't have to worry about the exterior (usually) and any landscaping.

I assuming the exterior is ok except new roof and painting.The prices reflect materials and labor.

I am now considering whether I should the finish the vision I have started for the exterior landscaping  or rent it out now.
