Cash for keys is another strategy (money well spent when you think of the time you will not be cash flowing) but care must be exercised when doing so and ego's/principles often cloud one's ability to make such a rational decision. 

If the value of the option is not sufficient, a security deposit(which would be refundable if the option is exercised or declined) can be added to it.It isn't a good situation to have a renter in your property without any incentive to return it to you in a good condition.

Am I wrong here or do you have another objective like s a hypothetical mental exercise or a way of creating activity?

Finding deals that cash flow here are a good exercises in deal analysis and learning how important other considerations are besides the numbers.

And what's even better is, you ride your bike so you don't spend on gas and good exercise.

I found out that listening to the BP podcasts while you exercise on the treadmill or on the bike trainer allows you to get in your workout while being productive!

Ok its outta hand I apologize, but then again I had to do this just for the exercise of mentioning the various extremes in trying to get free labor or cut costs.

If an agent/broker fails to comply with the agreement or makes false representations in the agreement then the buyer may exercise any remedy at law.  

Around here the ones that end-up listed are either not deals, or are being handled by a residential real estate agent - both are exercises in frustration.If you want to find good deals, join a local landlord/apartment owners association or real estate investor association.  

@James Wise I think that this exercise you are attempting is totally wasted on the active, seasoned BP member as they have been down the road and worked hard to find their niche and make it work for them.
