Waiting weeks for access is costing you money everyday as those units could be leased by now.Secondly, it sounds as if the property management company isn't too motivated, which is often the case on smaller properties.

More and more listings are coming on the market every day, for two reasons: 1) sellers who bought before the crash have now seen some good appreciation and are able to sell for a small gain 2) older long time landlords are ready to retire and are looking to cash in on the high demand for this property class right now.

I tried a few times and it was uber frustrating i just never went there again.. and being an agent representing a buyer it was painful.. your buyer is e mailing you everyday wanting updates.. listing agent wont communicate becasue they are swamped and have nothing new.. it was very unproductive way to sell inventory.. but we had to remember this was a crisis and banks simply / and servicing or asset managers simply did not have the man power to deal with it all..

I would use FHA all day every day as it will allow you to purchase something for a very minimum down payment usually 3-5% depending if you ask seller to help with closing cots.This way you can rent it out and do it all over again. 1-4 families eligible for FHA financing.
