I’d start with a smaller deal - buy a 6 to 12 unit say - raise money from your social and professional sphere - people who know you - who you have a beer with etc.

IF it’s that good and successful you would not need a former car salesman pressuring you to buy the course

You have to make a deal rather than buy a deal, be more appreciation focused, and be more patient.

If you want to manage your own properties, I would highly recommend buying within an hour of your primary.
