The duplex cash flows almost nothing with the increasement of this years property tax.Ideally, I would like an affordable cash flowing apartment complex but would also be open to purchasing ample amounts of SFRs. 

We want to maintain ample reserves until our unit mix allows us to offset the risks a little more.

Looks like you have ample amounts of repairs/capex set aside, which is always good.

I see both sides- if I bought more deals now, it would help me pay off my personal debts quicker by attaining cash flowing properties or doing flips.

I would say you always need reserve first, then when you have ample savings it would be a safe time to invest. 

Some of the drawbacks is that the really good deals are usually scooped up from the bigger players in town who have already done ample research into the properties or going against NY buyers who have the capital to overbid properties and price you out.

Are you able to trade it in and get an older model with no monthly payment, This is something to consider.I have never heard of someones age hurting them in real estate in regards to obtaining a loan.I highly recommend house hacking and you have a great credit score so you could utilize a FHA loan (low down payment) on a duplex or a single family home and rent out the additional rooms.You need to do ample research before embarking on this however.

Should I send her the non lease renewal notice In August so she has ample time to vacate the premise and find a new apartment.
