I would also suggest finding local supply stores to find out where you can buy tile, kitchen cabinets, bathroom vanitys and sinks.

The greys ferry shopping mall is getting better now with a fresh grocer going in, but in the neighborhoods not much commercial is around there

If they are good, paying tenants, I would keep them in place for the first year and save up the cashflow so that when I do increase the rents, if turnover happens I have some money stored up to put towards the turn and have less come out of my own pocket. 

I am fresh out of college and began my career and a teacher this year.

House has been well maintained, fresh paint job, newer Windows and has a great view of a little pond across the street.

However, we need a place to lay our heads and store our stuff for a month or two while on the hunt.

I now get 1,400/mo for my second floor (No renovations other than fresh paint on the wall) and 1,200/mo for the third floor (no renovations at all).
