The policies I've found to act as my own GC are absurdly expensive but will drop in price over time as i build experience. the polices that include hiring a CG are obviously less expensive, but the cost of hiring a GC just puts me back to square one!

If they claim someone must have tried to break in, then request the Police report number so you can get a copy for your records.

It sounds like the pet is being kept in the 3rd tenants room but is quite smelly and causing issues for the couple so they have approached the 3rd tenant about the situation and ultimately threatened him with calling the police to help deal with the pet.
