When I want to know what area a property is located in, I jump online and search the police activity in the area.

Should I inform the police that these tenants smoke on the property.

I later found out from a police report that a prospective tenant who I never had any interaction with lost about $5,000 to one of these scams.

The policies I've found to act as my own GC are absurdly expensive but will drop in price over time as i build experience. the polices that include hiring a CG are obviously less expensive, but the cost of hiring a GC just puts me back to square one! 

Not much anything anyone can do unless it's bad enough to get the police involved.

If they claim someone must have tried to break in, then request the Police report number so you can get a copy for your records.

There are no 1031 police, its how you treat the property in the future on your tax return to watch and a good CPA can keep in the clear.  

It sounds like the pet is being kept in the 3rd tenants room but is quite smelly and causing issues for the couple so they have approached the 3rd tenant about the situation and ultimately threatened him with calling the police to help deal with the pet.   

And then, more recently, how that dark shadow of inflation-doom had descended from Mordore, and the watchful "eye" had dropped a death-blow of rate increases, that this WAS it, the end, a collapse unlike any other, '08'-2.0 but on steroids, a certainty of impending "crash".........
