The city has reinvented itself through making investments in Higher Edication, Healthcare, Technology, and now Energy with the discovery of the Marcellus Shale as the 2nd largest natrual gas reservoir on the planet.

People will always want/need to smoke, drink, get healthcare and go to MCDs as well as own multiple Apple products.

We still want to make money with our free time just not feel insecure with our jobs (such as layoffs or work for bad business leaders).I read another post that mentioned health care cost. 

Income from rentals and savings must cover healthcare costs for spouse and two children (assume infants), a primary residence, 2 modest cars, a modest middle income lifestyle (1 vacation per year, 3k budget). eventual retirement (though assume rental income will continue until death).
