After reading a previous post by Josh encouraging us to get involved, here I am:

I've been a stalker on this site for some time and have learned a LOT just by reading and practicing my own DD.

Real Estate Experience
I have bought and sold a few personal properties for the family and have been a real estate agent in AZ in my past life. I'm looking at going to RE school in AL and/or getting my Masters to help me in my Real Estate Investment career.

Real Estate Goals
I would like to supplement my current income and eventually replace my current income. I want to be a long term buy and hold.

Currently Seeking
Knowledge! Knowledge! Knowledge! and passive income.

About Me
My degree is in Business Management. I've worked as a Sr. Operations Manager in Sales and Customer Service. I currently work for a major healthcare company in the IT arena.

My Investment Goals
Follow the 50%/ 2% rules (as major guidelines)
11.5> Cap Rate
15%> Cash on Cash return
18%> Total ROI
1.65 DCR Debt to Cash Ratio
$100/door on multi
$500/door sfh/condo
