@Drew Graham there are a couple ways of going about this. 

So I immediately drew up a lease, had one of my current tenants who is interested in the unit sign.

You can choose "Financing Available" as filter to your search and this resulted in 1 listing.Hard money loans are accepted too, however, I drew from a LOC for this purchase.

@Drew Steusloff Look at what other comps are renting for on zillow or the MLS.

This is my opinion and is probably based on some preconceived notions that I drew based on the original post. 

@Drew Bertik Definitely invest in your locally area, I would not recommend going out of state for first purchase. 

Our attorney drew up the contract & it held up.By the end he became busy elsewhere & was AWOL BUT we held back $7,000 & finished the work ourselves for about $1800.

For me I simply drew out my lead funnel, the different stages and branches of the funnel, and then was able to begin methodically creating apps within Podio and connecting them accordingly.
