Is it just me or is pretty much every house on auction.com cash only? Who the heck is walking around with that much cash to bid on foreclosures with? Why do people consistently auction.com as an option for foreclosures

@Marco Morkous

You find someone who wants to sell their property to you. You negotiate terms for a low or no down and a monthly payment to buy the property.

You then sell the property for an amount down and a monthly payment greater than you paid. Extra monthly payments is great passive income and the down you can get goes to your cash buyer fund.

Not that this is what you should be doing without appropriate background knowledge and experience, but it's an example of how barriers in real estate are really just tests of persistence.

Reframe your mindset from, "I can't afford to buy an auction property cash" to "How can I buy this property without cash?" or "Where can I get cash to buy these properties."

If it's easy to find your deals, you aren't looking in the right places.

Subject to's, wraps, and networking with local investors, property managers, and real estate agents are areas of study I highly recommend for you.
