Inspecting the units I noticed some units had dish washers and some didn’t.

Dishwasher uses far less water than hand washing.

As @Dawn Anastasi says, you need to turn over a lot of rocks to find a good lender.

Like others, we show the tenants where the water shut offs are, and strongly suggest they don't run appliances like the dishwasher or washing machine when they leave for the day.

.*  Dishwasher doesn't work; not his problem.* Refrigerator doesn't work...Furnace.........windows don't slide, doors don't open, flooring doesn't lay right, faucet leaks, bathtub has a chip, , etc, etc, etc.I'm guessing by now you get the point.

I’ll be putting a new dishwasher and microwave in as well and redoing a bathroom, not a complete gut but mostly cosmetic.

White distilled vinegar with 1/3 joy dishwasher detergent.
