Another suggestion would be to have your team, broker, architect, builder all lined up and promote the team to your potential lender. 

I happen to know a real estate investor/builder/attorney :) but when I mentioned the deal to the broker he didn’t seem to know what to think of it...

Both units are the same size but the neighbors' house has a 3rd bedroom on the top floor (the builder reduced the size of the master bedroom and bath and put the laundry in the second bathroom to get the additional space for the very small 3rd bedroom).
