Interesting you mentioned the next Austin, I feel that the NC Triangle Research Park area (Raleigh, Durham) is a few years behind Austin in terms of tech company expansion, and RE prices is a bit cheaper than Austin. 

The "golden triangle" of pot growing is Shasta, Humboldt and Trinity Counties in CA.

Vernon Triangle and NoMA, accessible to multiple metro stations, walkable to everything, has laundry, parking, a fenced patio and I feel its generally a pretty awesome unit.

Just around Smithfield or in The Triangle area also?

I would suggest getting involved in TREIA (Triangle Real Estate Investors Association). 

   $10/sq ft sounds like a NNN lease for a flex/industrial space - at least over here in the Triangle.
