The 3/2 1200sf house is bread and butter for us here in Cleveland.

When I sent it to Top Neighborhoods I got little response (some, but nothing like the bread & butter neighborhoods).

Memphis is what some investors call a "linear" market - a solid, bread and butter, cash flowing market.

They shoot up when you look at the higher-end price ranges in each town, but your bread-and-butter-type homes show 2-3, maybe 4 months of inventory.  

To ensure that your PM has the same interests as you, their bread and butter needs to be closely aligned to the success of your investment.

Around the bases are "bread and butter" rentals, especially in the Northeast (Universal City, Schertz, Cibolo, etc).  

I'm not expert by any means on flipping, but I know a 3/2 house is considered a "bread and butter" house.  

Sadly-  despite the slick image and fancy technology platform, when it came down to the bread and butter of managing the property and taking responsibility for their actions, turns out that they are no different from many of the other lousy PM's that are a dime a dozen in Detroit.

Oil for smoke or stains, Acrylic for mold mildew, acrylic is a synthetic resin so it will not feed the organic growth, it is resistant to it.
