@Peter Ledger Unfortunately the OREIA is not in the stars for me this year but I'm committed for 2019 to making it happen.

A landlord can be considered to run a business if the work they do is regular and they actively participate in managing their rentals.Every Landlord's Tax Deduction Guide has an entire chapter dedicated to the home office deduction for individual landlords, and with 5 star reviews on Amazon and updates every year, I find it hard to believe the book is 100% wrong about this.I am not trying to be argumentative; I'm simply trying to get to the bottom of this and figure out how to enter this home office deduction. 

It would give you lots of "star power" and provide a non evasive setting to interview different realtors.

My plan it to start off "really" safe with rentals, then learn the ropes and star "flipping" I will be purchasing my first home in the next 60-90 days .

@Stephen S.HomeDepot.com has an Amana dishwasher (made by Whirlpool) for $299 and it is Energy Star qualified.

If you go to some of the REIA's ask to be introduced to some of the wholesalers in our area so they can star sending you properties!

We all love the stars and stripes, and it represents a country that allows a free market to determine the value of real estate.
