It doesn't drop land lines, and I'm not confident in their DNC scrub,  I lose 60% of my list based on LL's and DNC's. 

You should identify filters that will help scrub your list and provide a quality output so you reduce your competition.  

Also any list you are pulling off of listsource etc. should be scrubbed.

Find out what other similar properties in the immediate area are selling for and estimate an ARV (after repaired value)Multiply that times 70% Subtract guesstimated repair costs = most that you should offer (max that you ought to be willing to pay)Scrub (eliminate) the ones that are corporate or bank owned (you are not going to out- negotiate them).Just start talking to the owner(s), ask lots of questions, find a common ground and be patient.

This also worked because I had a title company that would give me all the NOD lists each week for free.. and they would scrub them to the ones with equity and first position... again major help most private folks are not going to get.then lastly.. we did not hit them until 3 to 7 days before they were going to lose the house..

Our marketing looks like this: 5000+ DFD leads (increasing by 150 per month)400+ Probate (increasing by 200 per month)2900 tax liens1000+ evictions (increasing by 100 per month) 500+ VA web scrubbing (increasing by 100 per month)All letters are handwritten and very personable.

Have my best realtor scrubbing the MLS for me as am I.

They scrub the people to see who has access to the big funds.

In my business, we scrub our lists against the DNC before calling.
