Unfortunately once a secured creditor becomes aware of a potential sale or refinance, they are not likely to compromise... unless the situation can be presented in such a way that this is a chance to get paid something rather than zero.The theory behind my initial comment is never wake a sleeping giant ... judgment creditors often forget to renew liens.

We don't need to deal with lease renewals and can change the terms of the rental agreement (including rent raises) with much greater flexibility.

I guess they are busy but not responding /answering questions in 4 to 6 weeks is NOT acceptable.The PM company could not enforce the lease, did not check or renew the lease 30/60 days before lease end and then accepted 2-week notice from tenant.

So if property collects $1k at the time of sale we give manager $600 (10%) PM fee at the time of sale if new owner does not renew PM contract and goes with another company.

Even 10% might be low, not including cost of placing tenants, lease renewals, etc -- but if you're self-managing I would just erase that cost entirely.3) $35/month in repairs -- not even sure where that comes from -- Even in a brand new building that's way too low.

First you schedule a walk thru of apartment so you know if you want to renew them or not,, crappy house keeping,, what ever is almost good enough reason for me not to renew.Download a lease renewal form,, give within proper notice period,Raise rent if it warrants a raise, you need to market check your area..

Either way good reason for me to raise rent I will add this to a list of other state/ local/ insurance related costs for my renewal notices in the spring
