@Tanner Lewis W2 was more in reference to your full time income regardless of whether it is 1099, self employment income, etc. 

This is often refered to as a "DP1" form.

In our opinion, an investor should only work with agents that meet at least one of the following:1) Own rentals themselves for at least 24 months2) Have a 3-5 year track record of rental transactions, that they can document3) Know how to calculate 1% Rule, ROI, NOI, etc.4) Have access to tired investors selling the rentalsHopefully, the agents you've been referred to meet one or more of these:)

What bedroom count are you referring to in this example a 1-bed unit or 2-bed unit? 

Even if someone has great credit, finances, and references, they can still turn out to be problematic.

We understand this can be challenging for our tenants, but we are planning for our children's future and teaching them about the REAL ESTATE benefits.Do any of you have suggestions as to how we can best approach this or can refer me to someone who can prepare a letter addressing our plans for the build?
