I think Bill is right again that finding a tenant who is willing to have strangers come and go will be difficult, even if you recruit them to "work" for you and help out.

And then mostly be taught about how to post such ads and recruit others into your brood of "investors".

Some are sponsored by education courses and they recruit people to join their group but I haven’t seen them show high pressure sales to get people to join them.
