Hi BP Nation,

If you read my profile, you will understand where I am in this journey of RE investing. I have a timeline of 5.5 months to pull the trigger. During this time I am working on learning more and growing my capital. I am aggressively digging through BP, loving the podcasts and blog posts. (I feel like I'm friends with Josh and Brandon.) Can anyone recommend a REIA group in the Phoenix area that is willing to take on a newbie?

Like Bob said, start with AZREIA. You'll learn a lot there and there's plenty of subgroups to help you find your niche. 

To give you an example, my wife and I were flipping until I found my niche at a monthly AZREIA meeting one night. Anthony Chara was there, and explained the benefits of apartments and value add deals. Since then, I've been hooked and have spent hundreds of hours learning. We've invested in apartment deals as passive and active investors, and we're going through our first syndication right now. This happened in roughly the last 8 months. 

I wouldn't look at it as you have 5.5 months until you have to be investing. It might take that long to just learn about the different ways to invest in real estate, and then another 6 months of learning everything about that one specific way that you choose. The market is hot right now and you'll need to learn strategies that make sense in this market. I listened to every BP podcast in my first six months of investing, and learned a ton. However, most of the podcasts dealt with strategies and rules that don't work or apply right now. You'll have to get out there and meet people doing what you want to do to learn about current strategies. Or spend a lot of time on the forums. I'm a fan of both.
