They passed a requirement of permeable space per unit that is absolutely insane, in short you'd have to buy the neighboring house and turn it into an empty lot.

In brief here's the guidelines I would say are paramount:Class A Properties: these are very fixture and marketing specific and require an advanced skillset and market knowledge so if you are buying a Class A fixer upper it's a different discussion entirely - I am assuming you are not working with that property type.Class Bs: In fixing a Class C to a B or renovating a Class B you want to work with the aspirations of the buyer - they want the Class B to look as much like a Class A as possible so my earlier point of choosing one Class A feature applies - infinity pool, paved lanai, feature wall, upmarket appliances etc.

They will use income approach to influence their evaluation, but also pull lot rents from surrounding parks, factor in your water and sewer situation, paved vs gravel roads, condition of homes (even if you don't own them), etc.

I am trying to understand the need for Managers at a Mobile Home Park.Assume:Off Site/Out of State/Out of Country/Outer Space InvestorOnly leasing land - no rental units.Tenants responsible for paying own utilitiesPayment POBox or bank located nearby and handled remotely.Landscaping shows up or doesn't get paid but is an outsourced vendor, same with garbage.Road needs to be paved x times every y years..Then what do you need a manager for?
