You ask a really great question...something I have spent a lot of time trying to crack the nut on. 

Rents have already gone up 20% yoy, which is nuts and not sustainable. 

May be cheaper in long run even though it drives landlords nuts to have to pay someone not paying to leave

I mean having to call them constantly to go out and charge $75 to tell you they can't fix something will drive me nuts as both a PM and as a property owner. 

I've lived with roommates (both friends and strangers) the last 5 years, and really have no issue with the idea, but both our parents think we're nuts. 

I'd put in an orchard with different types of fruit trees, possibly a pool, and one of those large chess boards like what is at Santa Monica Beach, where the board is on the ground, and the chess pieces range anywhere from knee high for a pawn, to chest high for the major pieces.I welcome any advice as I've just started my due diligence period.  

If you aren't part of the social media arm of the local REIA that would be the lowest hanging fruit.
